Buying a home: your questions answered

From your first viewing to collecting the keys, here are answers to common buyer questions.

How do I book a viewing?

Call 01254 449034 or contact our team with the property address and your preferred times. Our telephone lines are open 8am–10pm every day. Evening and weekend viewings are available by arrangement, subject to the property and team being available.

Can I see a virtual tour or floorplan first?

Open the property listing to see its photos, floorplan and any available 360° tour. If you cannot find what you need, ask our team before arranging your viewing.

Do I need a mortgage agreement in principle?

An agreement in principle can help you understand your budget and show that you are preparing to buy. It is not a guaranteed mortgage offer. Speak to your lender or mortgage adviser about your circumstances.

How do I make an offer?

Contact our team with the property address, your offer and any conditions. Tell us whether you need a mortgage, have a property to sell and your preferred timescale. We will explain the information needed, including identification and evidence of funds, and put your offer to the seller.

What happens after my offer is accepted?

Instruct a solicitor or conveyancer, progress your mortgage application if needed and consider arranging a survey. Your legal representative will handle searches, title checks and enquiries. We will help keep communication moving between the parties.

Is a mortgage valuation the same as a survey?

No. A lender’s valuation is for the lender’s purposes. A survey looks at the property’s condition. Ask a qualified surveyor which type is appropriate for the home you are buying.

What do exchange and completion mean?

For a standard private-treaty purchase in England, an accepted offer is not legally binding until contracts are exchanged. Completion is when the purchase money is transferred and ownership passes to you. Keys are released once completion is confirmed. Your conveyancer will explain your commitments and agree the dates.

Is buying at auction different?

Yes. Auction methods can have different commitment points, deadlines, deposits and buyer or reservation fees. Read the individual property’s auction terms and legal pack, and take advice from your solicitor before bidding or paying a reservation fee. Explore our auction information →
