Answers to the questions landlords ask us most often. We can talk through the right service for your property and give you the full terms before you instruct us.

How much does it cost to let my property?

Tenant Find is £450 for a standard tenancy or £500 for a joint tenancy. Fully Managed has a £150 setup / tenant-find fee plus 10% of rent collected, with a minimum 12-month management term. No VAT is added to our agency fees. AML checks cost £15 per person and credit checks cost £15 per person, charged in addition to the agency fees. The landlord pays these charges, including checks on tenants. No VAT is added. We provide the full terms before you instruct us.

Do you offer a fully managed service?

Yes. We can handle marketing, enquiries, tenant liaison, rent collection, inspections, maintenance coordination and reminders for key property documents.

Can I ask you to find a tenant and manage the property myself?

Yes. Tenant Find is available if you prefer to take over the ongoing management after the tenancy starts.

How will you market my property?

We use professional photography, a floor plan and a 360° virtual tour as standard. We advertise on our website and Zoopla and handle enquiries and viewings.

How do you handle viewings?

We offer evening and weekend viewings around people’s lives. Where a property is vacant, we can sometimes arrange a same-day viewing, subject to team availability. We do not wear uniforms or work to letting targets; the focus is on showing the property and finding the right tenant. If we do not let the property, we do not earn our letting fee.

Do you provide a rental valuation?

Yes. Contact us to arrange a free, no obligation rental valuation and discuss the likely market for your property.

What happens if a repair is reported?

Tenants can report repairs through PropertyFile 24 hours a day. For managed properties, our in-house maintenance team assesses the issue and helps arrange the work. We keep you informed and use specialist trades where needed, in line with your management instructions.

Do you have your own maintenance team?

Yes. Our in-house maintenance team supports our managed properties. Tenants can report repairs through PropertyFile at any time; we assess the issue, arrange appropriate work and keep you updated. We use specialist trades when needed.

Can you help with more than one property?

Yes. We work with individual landlords and portfolios across our service areas.
