Straight answers about selling with Lock & Key. We will talk through your property and give you a written quotation before you instruct us.<\/p>\n

\nHow much does it cost to sell my home?<\/summary>\n

For a conventional board sale, our agency fee is \u00a3795 for homes up to \u00a3100,000 and \u00a3995 for homes over \u00a3100,000 up to \u00a3200,000. For homes over \u00a3200,000 we agree the fee with you. No VAT is added to our agency fees. Your written quotation and signed agreement confirm what is included and when the fee is payable.<\/p>\n<\/details>\n

\nAre there any other costs?<\/summary>\n

Solicitor, EPC, mortgage and other third party costs are separate unless agreed in writing. Auction has separate terms and charges. We explain the costs before you instruct us.<\/p>\n<\/details>\n

\nWhat is included in your marketing?<\/summary>\n

We use professional photography, a floor plan and a 360\u00b0 virtual tour to help buyers explore the property. We advertise online, including on Zoopla, arrange accompanied viewings, share feedback and help progress agreed sales.<\/p>\n<\/details>\n

\nCan buyers view in the evening or at weekends?<\/summary>\n

Yes. We offer evening, Saturday and Sunday viewings to work around people\u2019s jobs and lives. Same-day viewings can sometimes be arranged when the property is vacant or you have agreed to short-notice appointments, subject to team availability.<\/p>\n<\/details>\n

\nWhat makes your approach different?<\/summary>\n

We do not wear uniforms or work to sales targets. At a viewing, the property and the buyer\u2019s questions come first. If we do not sell your property, we do not earn our agency fee. That keeps us focused on the right result and on following your sale through.<\/p>\n<\/details>\n

\nHow do you set the asking price?<\/summary>\n

We discuss your property, local market evidence and your timescale, then agree an asking price and marketing plan with you before launch.<\/p>\n<\/details>\n

\nHow will I hear about viewings and offers?<\/summary>\n

We keep you updated directly. Sellers can also use PropertyFile to see the relevant viewing information, feedback, offer information and enabled sale milestones that we share.<\/p>\n<\/details>\n
