Seller questions and answers

For a conventional board sale, our agency fee is £795 for homes up to £100,000 and £995 for homes over £100,000 up to £200,000. For homes over £200,000 we agree the fee with you. No VAT is added to our agency fees. Your written quotation and signed agreement confirm what is included and when the fee is payable.

Solicitor, EPC, mortgage and other third party costs are separate unless agreed in writing. Auction has separate terms and charges. We explain the costs before you instruct us.

We use professional photography, a floor plan and a 360° virtual tour to help buyers explore the property. We advertise online, including on Zoopla, arrange accompanied viewings, share feedback and help progress agreed sales.

Yes. We offer evening, Saturday and Sunday viewings to work around people’s jobs and lives. Same-day viewings can sometimes be arranged when the property is vacant or you have agreed to short-notice appointments, subject to team availability.

We do not wear uniforms or work to sales targets. At a viewing, the property and the buyer’s questions come first. If we do not sell your property, we do not earn our agency fee. That keeps us focused on the right result and on following your sale through.
